Exterior and siding painting in Gaithersburg, MD 20878

Gaithersburg runs from its old railroad town center to large planned communities like Montgomery Village, Kentlands and Lakelands. Most of our work here is exterior painting on siding, trim and townhouse fronts built to HOA standards.

Short answer

In Gaithersburg we mostly paint wood and fiber cement siding, trim, doors and townhouse exteriors. You call, we walk the outside, check siding material, soft trim and caulk, confirm your HOA's color rules, and give you a written price. We then set a date in the April through October exterior season.

What weather does to Gaithersburg siding and trim

Most Gaithersburg exteriors are 20 to 50 years old, and these issues show up on walkthroughs again and again.

  • Fading on south and west walls

Sun-facing siding fades and chalks faster than the rest of the house. We wash off the chalk and use a primer where needed so the new coat bonds.

  • Fiber cement edges

Newer homes in Kentlands and Lakelands use fiber cement, which holds paint well but wicks water at cut ends. We seal edges and caulk joints before the finish.

  • Soft trim and sills

Wood trim on Montgomery Village townhouses rots at sills and fascia corners. Our wood rot repair fixes those spots before any paint goes on.

  • Peeling on wood siding

Older T1-11 and wood lap siding peels where moisture gets behind it. Loose paint is scraped and bare wood primed before two finish coats.

  • Shrinking caulk joints

Caulk at windows, doors and trim corners shrinks and cracks. We rake out failed joints and reseal before painting.

How a Gaithersburg siding repaint is done

Siding repaints are our most common Gaithersburg job, and the work runs in a consistent order.

  1. Coat 01

    Walk and identify siding

We confirm whether siding is wood, fiber cement, aluminum or vinyl, and check trim and caulk. Siding painting typically runs $2.20 to $4.70 per square foot.

  2. Coat 02

    Confirm HOA colors

You confirm the approved colors with your HOA, or we work from the palette you already have on file. We order paint once that's settled.

  3. Coat 03

    Wash and dry

Siding and trim are washed to remove chalk, dirt and mildew. Then the house dries, usually a day in good weather.

  4. Coat 04

    Repair and caulk

Soft wood is repaired, and failed joints are raked out and recaulked with a paintable sealant.

  5. Coat 05

    Prime bare spots

Bare wood, repairs and chalky surfaces get primer, so the finish coats bond evenly.

  6. Coat 06

    Two finish coats

Siding gets two coats of exterior acrylic, rolled, brushed or sprayed depending on the siding and plantings. Trim and doors are brushed last.

Olde Towne, Montgomery Village and the new urbanist neighborhoods

Gaithersburg's original center, Olde Towne, grew around the railroad station in the late 1800s and early 1900s. A few older frame houses with porches and wood siding still stand on the streets around it. Most of the city, though, was built from the late 1960s on.

Montgomery Village, just next door, is a large planned community from the late 1960s and 1970s with townhouse courts, garden condos and single-family homes, many with wood siding and trim. Kentlands, started around 1990, became one of the best known new urbanist neighborhoods in the country, with Colonial and Federal-style houses, rowhouses and cottages on narrow streets. Lakelands followed nearby with a similar design. Elsewhere, Washingtonian and Crown add newer townhouses and apartments.

Because so much of Gaithersburg was built under HOAs, exterior colors, materials and schedules are often set by an association, not the homeowner alone.

HOA approvals and access in Gaithersburg

Most Gaithersburg exterior jobs involve an association in some way.

  • Kentlands, Lakelands and Montgomery Village associations generally require approval for exterior color changes; check with your association first.
  • Many communities publish approved color schemes, which can make choosing colors simpler.
  • Repainting in existing approved colors generally needs no new application, but confirm with your association.
  • Townhouse courts may have limited parking for work vehicles, so we plan where to park ahead of time.
  • Rear decks and yards on townhouses can be tight, which affects ladder setup.
  • We answer calls 24/7 to schedule walkthroughs, and exterior painting runs during normal weekday hours.

Nearby areas we cover

Gaithersburg borders Rockville to the southeast, with Germantown, North Potomac and Montgomery Village around it inside Montgomery County. If your home is in one of those places, we follow the same process. Exterior work here generally runs April through October, and we can pair a repaint with pressure washing of decks and walkways on the same visit.

Questions from Gaithersburg homeowners

Can you paint fiber cement siding on a Kentlands home in Gaithersburg?

Yes. Fiber cement holds paint well, often longer than wood. We wash it, seal cut edges and caulk joints, then apply two coats of exterior acrylic. Many Kentlands homes have specific approved colors, so check with your association before we order paint. Let us know the colors at the walkthrough.

How long does exterior paint last on a Montgomery Village townhouse?

On wood siding and trim, a good repaint typically lasts seven to ten years, with south and west walls wearing first. Trim and doors may need touch-ups sooner. Regular washing and recaulking help a lot. For more detail, read our guide on how long exterior paint lasts.

When should I book an exterior repaint in Gaithersburg?

Exterior season here runs roughly April through October, and spring dates fill quickly. Calling in late winter gives you the best choice of dates. Call (771) 247-4038 and we will set a walkthrough, confirm colors and get you on the schedule.
