Interior painting and drywall repair in Brightwood, Washington, DC 20011

Brightwood stretches along Georgia Avenue NW between Rock Creek Park and the Fort Stevens area, and its houses range from porch-front rowhouses to brick duplexes and small apartment buildings. Most of our work here happens indoors: walls, ceilings, trim and the patching that comes first.

Short answer

Brightwood jobs are mostly interior repaints, often after a purchase or before a sale, with drywall and plaster patching on almost every one. We also paint condo units and rental turnovers. A visit starts with a room-by-room walkthrough where we mark cracks, water stains and nail pops, then give you a written price and a start date.

What we find on Brightwood walls before the paint goes on

The patching list in a Brightwood house usually follows the age of the building and how many times it has changed hands.

  • Settlement cracks over doors

Rowhouses and duplexes from the 1920s and 1930s settle a little each decade. Diagonal cracks open above door frames and window corners. We cut them out, tape them with mesh and skim so they stay closed longer.

  • Patchwork from past renovations

Many houses here have been partly renovated more than once. You'll see drywall next to plaster, outlets moved and holes left behind. We blend those transitions so the wall reads as one surface after paint.

  • Ceiling stains below bathrooms

Old leaks from upstairs tubs leave brown rings on ceilings. Paint alone won't cover them. We confirm the leak is fixed, seal the stain with a shellac or oil-based blocker, then repaint the whole ceiling plane.

  • Nail pops and tape seams

Houses with mid-century drywall, and many recent flips, show nail pops and lifting tape at seams. We reset fasteners, cut loose tape out and refinish the seam before priming.

  • Glossy paint over flat

Previous owners often rolled semi-gloss over old flat paint or the reverse, and it peels in sheets. We scuff sand and use a bonding primer so the new coat actually sticks.

Brightwood housing from Georgia Avenue to Rock Creek Park

Brightwood is one of the older settled areas in upper Northwest. Fort Stevens, where Lincoln came under fire in 1864, sits on its eastern side, and Battleground National Cemetery is a short walk up Georgia Avenue. Most of today's housing came much later, in the 1910s through the 1940s, when rowhouses with front porches and brick semi-detached pairs filled the side streets. Apartment buildings and newer condos line parts of Georgia Avenue.

Inside, that means a mix of materials. Older rowhouses usually still have plaster on lath, often with some walls replaced in drywall over the years. Semi-detached houses from the 1930s and 1940s may have rock lath with a plaster skim. Newer condos and renovated units are drywall throughout. We match our patching method to whichever one is on the wall, because plaster and drywall crack and fix differently.

Rock Creek Park runs along the west edge of the neighborhood, and houses closer to 16th Street are larger and more often detached. Those homes share more with Crestwood and Shepherd Park than with the rowhouse blocks east of Georgia.

How a full Brightwood interior repaint runs

The most typical Brightwood job is a whole-house interior, usually walls, ceilings and trim in four to eight rooms.

  1. Coat 01

    Room-by-room walkthrough

We walk each room with you, mark cracks, holes and stains with tape and talk through colors and sheens. Whole interiors here typically run $3.40 to $6.10 per square foot of floor, depending on repairs and trim.

  2. Coat 02

    Move and cover

Furniture goes to the center of each room and gets wrapped. Floors are covered with canvas and rosin paper, and we mask outlets, switch plates and fixtures we aren't removing.

  3. Coat 03

    Patch and repair

Cracks, holes and seams get fixed first, using setting compound on plaster and lightweight compound on drywall. Our drywall repair and plaster repair work happens before any paint opens.

  4. Coat 04

    Sand and prime

Patches are sanded smooth and spot primed so they don't flash through the finish. Stains and glossy surfaces get the right primer for the problem rather than a generic one.

  5. Coat 05

    Ceilings, walls, then trim

Ceilings go first in flat white, then two coats on the walls, then trim and doors in semi-gloss or satin. Each room is put back together before we move on when you're living in the house.

  6. Coat 06

    Punch list

We walk the rooms with you in daylight, mark any touch-ups and fix them before we leave. Furniture goes back where it was.

Parking, building rules and timing in Brightwood

Interior work avoids most weather problems, but logistics still shape the schedule.

  • Many Brightwood streets fall inside residential permit parking zones, so we plan for metered or temporary parking on Georgia Avenue blocks.
  • Condo buildings along Georgia Avenue usually ask for a certificate of insurance, elevator reservations and set work hours, so we confirm those before booking.
  • Rental turnovers are scheduled between move-out and move-in, often in two to four days for a one-bedroom.
  • Winter is a good season for interior work here, since start dates open up sooner than in spring.
  • Brightwood is not a historic district, so interior color choices and exterior trim colors are up to you.

Questions from Brightwood homeowners

How long does it take to paint the inside of a Brightwood rowhouse?

A typical three-bedroom Brightwood rowhouse with walls, ceilings and trim takes about five to eight working days. Heavy plaster repair or a lot of trim adds time, and so does living in the house while we work, since we put rooms back together as we go. You'll get a day-by-day plan after the walkthrough.

Do you paint condos in the Georgia Avenue buildings in Brightwood?

Yes. We work around building rules on elevator use, work hours and noise. A one-bedroom condo typically runs $1,950 to $3,900 depending on ceilings, trim and patching. Ask your building manager what paperwork they need, and call (771) 247-4038 so we can plan around it.

Can you fix plaster cracks in my Brightwood house without replacing the wall?

Usually, yes. Most cracks in Brightwood plaster are from normal settling, and the plaster is still holding tight to the lath. We cut out the crack, tape it and skim it so it blends into the wall. Where plaster has pulled loose, we reattach it with plaster washers before patching. A patch area typically runs $185 to $640.
