Short answer
In Fairfax County we mainly paint siding and trim, stain decks and fences, and repaint townhouse exteriors to HOA standards. A visit starts with a call. We walk the outside, check for soft wood and failing caulk, look at the deck boards, then give you a written price and a date that fits the season.
How a Fairfax County deck gets restained
Pressure-treated and cedar decks are attached to a huge share of county homes, and most need attention every few years.
- Coat 01
Look at the boards
We check for loose fasteners, cupped or split boards and the state of the old finish. Deck staining typically runs $1.90 to $4.30 per square foot, depending on railings, stairs and how much old coating must come off.
- Coat 02
Strip or clean
Old solid stain that is peeling gets stripped. Semi-transparent finishes usually just need a deck cleaner and a careful wash to lift gray fibers and mildew.
- Coat 03
Brighten and dry
A wood brightener restores the color of the boards and neutralizes the cleaner. Then the deck needs to dry, usually a day or two in good weather.
- Coat 04
Sand rough spots
Raised grain and splintered handrails are sanded so the finish is smooth to the touch where hands and bare feet land.
- Coat 05
Apply the stain
We apply a penetrating semi-transparent stain to newer boards, or a solid stain to older, weathered decks that need more coverage. Railings and balusters are brushed by hand.
- Coat 06
Cure and return
Most stains need a day or two before furniture goes back. We tell you exactly when it is safe to walk on and when to replace the grill.
Split-levels, planned towns and newer Colonials
Fairfax County is Virginia's most populous jurisdiction, and most of its housing went up after World War II. Inside the Beltway, places like Annandale and parts of Falls Church and McLean have 1950s ramblers and split-levels with brick lower stories and wood or aluminum siding above.
Reston, founded in the 1960s as a planned community, has cedar-clad contemporaries and cluster townhouses grouped around lakes and wooded paths. Burke, Springfield and Centreville grew through the 1970s and 1980s with two-story Colonials and townhouse rows, many now with vinyl siding but wood trim, decks and garage doors. Farther west, Chantilly and parts of Fairfax Station and Clifton have larger lots and newer homes from the 1990s and later.
Across the county, tree cover is heavy. That matters for paint: shade keeps siding damp, leaves pile up on decks, and roots and sprinklers keep foundation areas wet. We plan the prep around those conditions, not just the paint.

Exterior problems common on Fairfax County homes
These show up on walkthroughs from Reston to Springfield and decide what the job really costs.
Graying cedar siding
Reston's cedar contemporaries weather fast where stain has worn off. The wood needs cleaning and brightening before new stain, or the color goes on muddy.
Rot at trim corners
Wood trim on 1980s Colonials and townhouses rots at sills, fascia ends and door frames. Our wood rot repair cuts out soft wood before any paint goes on.
Peeling solid deck stain
Solid stains on horizontal boards wear in walking paths and peel elsewhere. Putting more on top just traps the problem, so peeling stain is stripped first.
Mildew on shaded siding
North walls and areas under big oaks grow dark mildew. A wash and mildewcide treatment come before primer so the new coat isn't spotted by next summer.
Faded garage doors and shutters
Sun-facing garage doors and shutters fade and chalk. They usually take a wash, a spot prime and two coats to match the trim again.
HOA approvals and scheduling across the county
A large share of Fairfax County homes sit in HOAs or cluster associations, and that affects exterior work.
- Reston Association generally requires design review for exterior color changes, and many cluster associations add their own rules; check with them before we order paint.
- Townhouse communities in Burke, Centreville and Fair Lakes often publish an approved color palette, so we can work from that list.
- Repainting in the existing approved color usually needs no new application, but confirm with your association first.
- Driveways and garages make staging simple at most county homes.
- Deck staining needs a few dry days in a row, so we watch the forecast and may move your date a day or two.
- We answer calls 24/7 for scheduling, and painting runs during normal working hours.
Exterior season and nearby areas
Exterior paint and stain work here generally runs April through October, with spring and early fall the best windows for decks because temperatures are mild and humidity is lower. Midsummer heat can make stain flash dry, so we start early and work the shade side in the afternoon.
The county surrounds several places we cover separately: McLean has its own page, Falls Church is an independent city inside the county's borders, and Arlington County and Alexandria sit just to the east. If your project also includes a fence restain, we can schedule both during the same visit.

Questions from Fairfax County homeowners
How often should a Fairfax County deck be restained?
It depends on the stain and the exposure. Semi-transparent stains on sunny decks in Fairfax County usually need a fresh coat every two to three years, while solid stains can go a bit longer but need more prep when they wear. Shaded decks under trees stay damp and often need cleaning more than stain.
Can you paint a Reston townhouse to the cluster association's colors?
Yes. Bring us the approved color scheme for your cluster, or the paint names on file, and we will match them. If you want a change, you would generally need approval from Reston Association and your cluster first. Call (771) 247-4038 once you know the colors and we will set a walkthrough.
What does a typical Fairfax County Colonial exterior repaint cost?
Most detached homes in the county fall between $5,600 and $14,800 for an exterior repaint. A two-story Colonial with vinyl siding and wood trim only is at the low end; full wood or cedar siding, lots of rot repair or a large deck push it higher. The walkthrough sets your price.
