Short answer
Painting a garage door in DC involves degreasing and washing the panels, sanding chalky or glossy factory finish, treating rust on steel or sealing bare wood, then priming and applying two coats of exterior acrylic. Panel edges and hinges are painted with the door raised in stages. A single door typically costs $310 to $690 and a double $480 to $1,050.
Alley garages, carriage houses and other DC quirks
A lot of garage doors in the District don't face a driveway at all. On Capitol Hill, in Petworth and across Brookland, the garage sits at the back of the lot on a shared alley, often with trash bins, parked cars and neighbors' gates a few feet away. We plan the work around alley access, keep drop cloths tight to the door and time spray work for calm mornings so nothing drifts onto a neighbor's car.
Detached houses in Chevy Chase DC, the Palisades and Shepherd Park more often have attached two-car garages with raised-panel steel doors. Those doors take full afternoon sun, and the dark colors many owners want can push panel temperatures high enough to warp or blister cheaper paint. For a dark door, we use a heat-reflective formula and recommend a slightly lighter shade when the door faces south or west.
Older carriage house doors are a separate case. Many are wood, some are original, and a few still carry lead paint in their lower layers. If yours dates before 1978 and the paint is flaking, we test it and follow EPA RRP lead-safe work practices before any scraping starts.
Problems a garage door repaint fixes
Most doors we paint are structurally fine. The finish has simply worn out or the color no longer fits the house.
Chalky factory finish
Steel doors come with a thin baked primer and topcoat that chalks after years of sun. Rubbing your hand across and seeing white powder means the door is ready for a wash, a scuff and new paint.
Rust at the bottom panel
Road salt and splash from the driveway or alley attack the lowest panel first. Small rust spots can be ground back and primed; ignored, they bubble under the paint and spread.
Peeling on wood doors
Wood carriage doors swell and shrink with DC humidity, and stiff old paint cracks along panel joints. Repainting with a flexible acrylic over sound primer stops the cycle.
Color that clashes with new trim
After a full exterior repaint, an old almond or brown door can look out of place. Painting it to match or complement the trim ties the front together.
Dents and scuffs from cars and bins
Shallow dings in steel can be filled with a metal-grade body filler and sanded flush. Deeper creases may need a panel replacement, which is a door company job, not ours.
Typical garage door painting prices in DC
Size, material and the condition of the existing finish set most of the price.
| Job | Typical range | What moves the price |
|---|---|---|
| Single steel door, color refresh | $310 to $540 | Chalking, number of panels, paint color depth |
| Double steel door, color refresh | $480 to $860 | Width, raised vs flat panels, rust spots |
| Single wood or carriage door | $420 to $690 | Peeling, bare wood, decorative hardware |
| Double wood or carriage door | $740 to $1,050 | Overhead tracks, trim boards, rot repair |
| Door jambs, header and trim boards | $135 to $315 | Profile, peeling, caulking needs |
| Rust treatment on steel panels | $95 to $260 | How many spots and how deep the rust goes |
Figures are typical DC ranges and not a quote; the final price comes after we see the door.

From faded panels to a fresh finish in one or two days
Most garage doors are done in a single long day; wood doors or rusty steel can add a second.
- Coat 01
Wash and degrease
We scrub the door with a degreasing cleaner to remove car exhaust film, cobwebs and chalk, then rinse and let it dry fully. Paint will not grip a door still holding grime or soap residue.
- Coat 02
Scuff the old finish
Steel panels get a scuff with a fine abrasive pad so the new coat has something to bite into. Wood doors are scraped and sanded wherever paint is loose or the grain is raised.
- Coat 03
Treat rust and bare spots
Rust is ground back to bright metal and spot primed with a rust-inhibiting primer. Bare wood gets an exterior primer, and any small dents are filled with a metal-grade filler and sanded smooth.
- Coat 04
Mask hardware and openers
Handles, weather stripping, the opener sensor and windows are masked. We cover the floor and driveway edge so drips land on plastic, not concrete or pavers.
- Coat 05
Apply the first coat in sections
We spray or roll the panel faces, then back-brush recessed panels so paint fills the edges evenly. The door is raised a section at a time to reach panel joints without painting it shut.
- Coat 06
Second coat and reassembly
After the first coat dries, a second coat goes on the same way. We pull masking, run the door through a few cycles and leave it slightly open if the evening is humid.
Coatings we choose for steel and wood doors
A garage door moves every day and sees full sun, so the coating has to flex without chalking quickly.
- A direct-to-metal acrylic, such as Sherwin-Williams Pro Industrial, for steel doors that see heavy sun and road splash.
- Rust-Oleum rust-inhibiting primer on any spot that has been ground back to bare metal.
- A bonding primer over glossy factory finishes so the topcoat doesn't peel in sheets.
- Exterior 100 percent acrylic in satin for wood doors, flexible enough for seasonal swelling.
- A heat-reflective or vinyl-safe formula when the door is going dark on a sunny elevation.
- Paintable elastomeric caulk at the trim and jamb joints around the opening.
When the trim around the door is soft at the bottom, we fix that first through wood rot repair.
Repaint, stain or replace the door?
Not every garage door should be painted. Here is how we help you decide.
Repaint the existing door
Best when the door runs smoothly, the panels are straight and the problem is just faded, chalky or rusty finish. It is the lowest cost route and the most common one.
Stain a wood door
A natural wood carriage door in good shape can take a penetrating or semi-transparent stain instead of paint, much like we approach deck staining. Stain needs recoating more often in full sun.
Faux wood finish on steel
A two-tone glaze can give a plain steel door a wood look. It is decorative, takes longer and wears faster than solid color, so it suits shaded doors best.
Replace instead
If panels are cracked, badly dented, or the door is bent and noisy, painting won't fix that. We'll say so honestly and suggest you talk to a door company before spending on paint.
Where we do this work most often
We take this job across the District and close-in Maryland and Virginia. These are the neighborhoods and cities we cover most, with a ZIP for each.
Questions we hear about this
Can a steel garage door be painted a dark color in DC sun?
It can, but dark steel doors on south or west faces get very hot in July and August. That heat can blister paint and, on doors with foam insulation or vinyl trim, cause warping. We use a heat-reflective exterior paint for dark colors and may suggest going a shade or two lighter if the door sees all-day sun.
How long do I have to keep my garage door closed after painting?
We usually ask you to leave it closed, or open only a few inches, for the rest of the painting day. Most acrylics are dry enough to cycle the door that evening and fully hardened in about a week. In humid weather we leave it cracked open so the bottom seal and panel joints don't stick.
Do you paint the inside of a garage door too?
We can. Interior faces are usually skipped because they see no weather, but some owners want them painted when the garage doubles as a workshop or gym. It adds time for masking springs, tracks and the opener rail. Pair it with an epoxy floor coating if you are finishing the whole space.
Is it worth painting an old wood garage door on a DC alley?
Often, yes. Many alley carriage doors in Capitol Hill and Bloomingdale are solid old wood that outlasts a new budget door. If the frame is sound and only the bottom rail is soft, a rot repair plus repaint costs far less than a custom replacement and keeps the alley's character intact.
